The offering includes 5.11 acres approved for 70 multi-family units. In addition to a 70-unit seven (7) building condominium layout, Owner has also prepared a concept plan for 51 townhouse units. The property is located in the Clearwater Place Condominium Neighborhood (Section R) of the Winding River Plantation Planned Unit Development. The offered property consists of Phases 5 through 11 and 15 in eight tax parcels. While the property is a member of the Winding River Plantation Community Association, Inc. it is not included in the Clear Water Place Condominium Neighborhood Association, Inc. 
 
The Winding River Plantation development includes a total of 1,043 single family lots and 138 multi-family on over 1,000 acres surrounding the Carolina National Golf Course. All homes will have membership in the Winding River Plantation HOA whose amenities include a Clubhouse, Swimming Pools, Tennis, Pickleball and Bocce Courts, Marina, Beach House at Holden Beach with gated parking and much more. The lots being auctioned are located adjacent to the Winding River Clubhouse and across the street from the entrance to the Carolina National Golf Course, a semi-private 27-hole, Fred Couples-designed championship course.
 
Development Status: The Winding River Plantation PUD was approved in 2001. The approval was SE-24. Section R, Clearwater Place, was approved for 120 Units. 50 have been built. Per the Brunswick County Planning Department, those remaining 70 units may still be built per the approved master plan.  Please note that a site-specific plan for the remaining units must be submitted and reviewed by county staff prior to any construction.
 
In 2022, Cape Fear Engineering reviewed the NCDEQ files that are available and in the past met with the Brunswick County Engineering Department. The offered properties have water mains, fire hydrant and service lines in place and owned by Brunswick County and gravity sewer manholes and main lines along with service lateral lines extended to all of the building pads.
 
Brunswick Co’s GIS shows the water and sewer are currently included in their inventory for active Brunswick Co water and sewer. All of the building pads (#5 thru #11) have sewer stubbed up and 2 water meters per pad.
 
The storm drainage system that is currently used by the entire multifamily development and a good portion of the larger Winding River Amenity site runs through the parcels and appears to be operating satisfactorily.
  • The stormwater management pond has been installed for full development of all phases.
  • Phase I construction is complete.
  • Phase II could be constructed and tied into existing stormwater pond.
  • Phase II likely can be modified as long as impervious area does not increase over permitted amount.
 
Brunswick County is experiencing explosive, record-setting growth as one of the fastest-growing counties in the nation and the fastest in North Carolina, with a 24% population increase from 2020 to 2024. Driven by retirees, the area has added over 33,000 residents since 2020, significantly boosting housing demand. In 2025, Brunswick was ranked the second-fastest growing county in the U.S. for housing units, with a 6.4% increase in a single year.
